Dans ce contexte, disposer de donn\u00e9es pr\u00e9cises et d\u2019analyses fines est plus que jamais essentiel pour anticiper les \u00e9volutions. C\u2019est tout l\u2019enjeu de l\u2019<strong>Observatoire de la Construction Neuve<\/strong>&nbsp;de BatiEtude, qui d\u00e9crypte chaque ann\u00e9e les tendances et strat\u00e9gies constructives.<\/p>\n\n\n\n<p>Les chiffres 2025, compar\u00e9s \u00e0 ceux de 2024 et aux niveaux pr\u00e9c\u00e9dent la crise sanitaire, traduisent \u00e0 la fois une baisse marqu\u00e9e de l\u2019activit\u00e9, sur fond de tensions \u00e9conomiques et r\u00e9glementaires, mais \u00e9galement une stabilisation depuis maintenant 3 ans.<\/p>\n\n\n\n<h2><strong><strong>R\u00e9sidentiel : une ann\u00e9e dans la continuit\u00e9 de 2024<\/strong><\/strong><\/h2>\n\n\n\n<p>En 2025,&nbsp;les autorisations de logements sont reparties \u00e0 la hausse avec <strong>379&nbsp;222 logements autoris\u00e9s<\/strong>, en augmentation de 15 % par rapport \u00e0 2024 mais en recul de 8,8 % par rapport \u00e0 la moyenne des cinq derni\u00e8res ann\u00e9es.<br>Pour les mises en chantier, on constate \u00e9galement une augmentation de celles-ci, surtout en fin d\u2019ann\u00e9e, avec <strong>274&nbsp;611 logements mis en chantier<\/strong>. Il s\u2019agit d\u2019une relative stabilit\u00e9 par rapport \u00e0 2024 avec un recul de 0,9 % mais cela reste bien en-dessous de la moyenne des cinq derni\u00e8res ann\u00e9es (-21,3 %).<br>Les destinations ne sont pas toutes affect\u00e9es de la m\u00eame mani\u00e8re puisque l\u2019on observe un recul marqu\u00e9 pour l\u2019individuel group\u00e9 (-4,7 %) et le collectif (-3,6 %) alors que l\u2019individuel isol\u00e9 repart l\u00e9g\u00e8rement (+1,1 %), de m\u00eame que le r\u00e9sidentiel (+9,1 %).<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" l\u00e9g\u00e8re<\/strong><\/h2>\n\n\n\n<p>Les autorisations de construction non-r\u00e9sidentiel sont tr\u00e8s stables en 2025 avec 37,7 millions de m\u00b2 (+0,5 % par rapport \u00e0 2024). Le constat est meilleur pour les mises en chantier qui se cumulent \u00e0 21,1 millions de m\u00b2 pour une augmentation de 5,4 % par rapport \u00e0 2024.<\/p>\n\n\n\n<p>Le d\u00e9tail par segment montre cependant des disparit\u00e9s fortes. Bureaux (-4,0%), enseignement (-19,6 %) et industrie (-10,7 %) sont les trois destinations qui totalisent une baisse sur 2025 alors que les autres destinations progressent\u00a0: commerces (+15,4\u00a0 %), sport et culture (+3,9 %), sant\u00e9 (+14,3 %), h\u00f4tels et h\u00e9bergements (+16,9 %), stockage (+9,2 %) et agricoles (+13,0 %).<\/p>\n\n\n\n<figure class=\"wp-block-image anticiper<\/h2>\n\n\n\n<p>Depuis plus de 40 ans, BatiEtude analyse chaque permis de construire pour en extraire la strat\u00e9gie constructive des ma\u00eetres d\u2019\u0153uvre et ma\u00eetres d\u2019ouvrage. <\/p>\n\n\n\n<p>Cet engagement a donn\u00e9 naissance \u00e0 l\u2019Observatoire de la Construction Neuve (OCN), un outil unique permettant de suivre, ann\u00e9e apr\u00e8s ann\u00e9e, les choix techniques et architecturaux qui fa\u00e7onnent le march\u00e9.<\/p>\n\n\n\n<p>L\u2019Observatoire de la Construction Neuve est un outil destin\u00e9 \u00e0 mesurer, avec une pr\u00e9cision \u00e9lev\u00e9e, les caract\u00e9ristiques techniques des b\u00e2timents neufs autoris\u00e9s chaque ann\u00e9e sous forme de parts de march\u00e9 et d\u2019extrapolations (en nombre de logements ou en surfaces concern\u00e9es) sur la base du nombre de logements ou de la surface des b\u00e2timents non r\u00e9sidentiels d\u00e9clar\u00e9s commenc\u00e9s tels qu\u2019ils sont publi\u00e9s par le Minist\u00e8re de la transition \u00e9cologique.<\/p>\n\n\n\n<p>Les observations sont r\u00e9alis\u00e9es, environ 4 mois apr\u00e8s la d\u00e9livrance du permis de construire, par interview du ma\u00eetre d\u2019\u0153uvre et\/ou du ma\u00eetre d\u2019ouvrage.
